Buyers now vet agents through Google, Zillow, social media, and AI assistants like ChatGPT before they ever call. This free tool builds custom audit prompts from your info and lets your favorite AI do the digging — delivering a scorecard, a straight-talk recap, and an interactive coaching plan, all in one chat.
Your name, markets, licenses, and the profiles you know about. Nothing is uploaded — everything stays in your browser, and you can save your info to a file for next time.
Copy one comprehensive prompt into ChatGPT, Claude, Perplexity, or Gemini (with web search on). It works through all eight areas in a single chat and delivers your scorecard right there.
A second prompt turns your AI into a presence coach: it asks what you want to improve first, builds a Now / Next / Later plan, and drafts your review scripts, posts, and content calendars.
Re-run the audit in a fresh chat each quarter and compare scorecards: what improved, what's still open, and your next five moves. Each cycle makes the next one smarter.
This is a fictional example. "Jordan Avery" is not a real agent, and every score and finding below is invented purely to show what your AI delivers at each stage — it reflects no actual agent or brokerage.
While the audit runs, each AI reply ends with one progress line:
PROGRESS ▸ 5 of 8 areas complete: ✓ Search ✓ Google Profile ✓ Portals ✓ Reviews ✓ Social · Next: Website — say "continue"
When it finishes, the scorecard appears in the chat:
| Area | Score | Status | Top action |
|---|---|---|---|
| Google Search & Discovery | 74 | Fair | Push old-brokerage profile off page one |
| Google Business Profile | 58 | Weak | Claim & merge the duplicate listing splitting reviews |
| Real Estate Portals | 81 | Strong | Finish the empty Realtor.com bio |
| Reviews & Reputation | 66 | Fair | Restart the pipeline — only 2 reviews in 6 months |
| Social Media | 49 | Weak | Revive Instagram, dormant 8 months |
| Website & AI-Readiness | 72 | Fair | Add RealEstateAgent schema markup |
| AI Engine Visibility | 41 | Weak | Absent from every "best agent in Olympia" AI answer |
| License & Credentials | 95 | Excellent | Nothing — clean and consistent |
Overall: 65/100 — (74×12 + 58×15 + 81×15 + 66×18 + 49×12 + 72×10 + 41×13 + 95×5) ÷ 100 ≈ 64.8
Then the coach takes over. A typical coaching reply:
One prompt runs the whole audit. Copy the Complete Audit prompt → paste it into your AI (web search on) → say "continue" until it's done. The AI shows a one-line progress footer as it works, then presents your finished scorecard right in the chat. When it does, move on to step 3 — the recap and coaching prompts continue in that same chat.
When the scorecard appears in your chat, head to 3 · Recap & Coach for the next two prompts.
Want a closer look at a weak area? Each category below is a focused, more demanding version of the same check. Its result lands in the same scorecard, replacing that category's score.
It answered instantly with no sources. It skipped the web and answered from memory. Say: "Redo this using live web search, and cite the URL for every claim."
It says it can't browse or search. Web search is off or not on your plan. In ChatGPT, enable the Search option; in Claude, turn on web search in settings; or run the prompt in Perplexity, which always searches.
It stopped after a few areas. Normal for long audits — just say "continue". The prompt tells it to pick up exactly where it left off.
No progress line / no scorecard at the end. Say: "Follow the reporting format from my first message — progress footer while working, full scorecard table when done."
It couldn't open a specific site (some sites block AI). That's expected — the prompt tells it to say so and evaluate from search results instead. For a closer look, use the browser-mode add-on or try a different engine.
The scores feel too generous or too harsh. Say: "Re-check each score against the scoring rubric in my first message and show your reasoning." The rubric anchors are in the prompt precisely for this.
You need to leave mid-audit. Say "save code" and keep what it outputs — reopen the same chat later, or paste the code into a fresh chat to resume.
Two prompts, run in the same chat as your audit. The Coach turns your AI into an online-presence coach that builds a plan around your priorities — and drafts the scripts, posts, and templates you ask it for. The Recap is optional: run it when you want a keepable, consolidated report, or when returning to an older chat to refresh the AI's memory first. Fresh audit? You can go straight to the Coach.
Keep the chat. Your coaching chat is your ongoing program — come back to it weekly, tell the coach what got done, and it's instructed to check progress and adjust the plan before adding more. Tip: if your AI supports Projects, put your audit chats, coaching chat, and saved reports in one project folder so everything stays together.
Presence is a moving target — measure it on a rhythm. Every quarter: start a fresh chat, re-run the Complete Audit from Step 2 (a clean chat keeps the new audit unbiased by your history), then paste this prompt along with your previous audit's scorecard. Week to week, progress lives in your coaching chat; this step is where you prove it moved the numbers.
Keep every scorecard. Each quarter's audit and comparison becomes your longitudinal record — a season-over-season story of your online presence that no single audit can tell.
